The problem with Spanish property portals

Idealista alone has four million listings. Between the major Spanish portals, they cover nearly every property for sale in Spain — and yet a serious buyer is almost no better off for it.

None of these portals will tell you the rental yield. None will tell you whether the asking price is 12% above the neighbourhood median per m² — or 40% below it. None will flag that a property has had two price drops in 90 days, or that comparable flats in the same barrio are letting for €950 a month.

These platforms are built to maximise listing volume and drive agent enquiries. They are not built to help buyers make good investment decisions. The result: serious buyers spend weeks cross-referencing portals, building their own yield spreadsheets, and negotiating blind.

Terrasolana is a data intelligence layer built on top of the Spanish property market. Our data pipeline pulls from Pisos.com and Idealista, covering 3,000+ properties across 10 Spanish cities. Every listing is run through our proprietary scoring model before it ever appears on the platform.

Our approach to data

We believe in transparency about what our numbers mean and where they come from. Rental yield estimates use city-level median rent benchmarks calibrated by property size, type, and zone. Price-vs-market comparisons use Idealista market report data updated monthly. Opportunity scores are computed city-by-city so a score of 70 in Almería and 70 in Madrid both mean top-quartile for that specific market.

We are not the source of truth — we are a signal layer. Always verify with an agent, a surveyor, and a local solicitor before committing to a purchase.

How we make money

Terrasolana is free for buyers. When a buyer connects with one of our vetted agents and goes on to purchase a property, we receive a referral fee from the agent — typically 15–20% of their commission. This never increases the cost to the buyer. Our agents are selected for quality and English-language capability, not because they pay to be listed.

We also publish a free weekly newsletter. In the future we may offer premium market reports for institutional buyers and developers.

Who's behind this

Terrasolana was built by Michael H., a Nordic investor in the process of relocating to Spain. Background is in crypto, quantitative finance, and data infrastructure — not real estate. That's exactly the point.

After spending months trying to find yield data on Spanish property portals and finding nothing but listing dumps with no usable investment signal, the obvious conclusion was to build the tool that didn't exist. Terrasolana is that tool. It started as a private spreadsheet, became a proper platform, and is now used by buyers from more than twelve countries.

The personal stake matters: this is also a tool we use ourselves. We're actively searching for investment properties in Valencia and Almería using the same data that appears on the platform. When the yield figures are wrong, we feel it too. That alignment is intentional.

We're not a VC-backed startup with a growth team and a content farm. We're a small operation that believes the Spain property market deserves a serious data layer — and that serious buyers deserve better than Idealista's listing dump.
