How it works

No — Terrasolana is completely free for buyers. You can browse all properties, filter by yield and price, and read every data point at no cost.

We make money through agent referral fees — when a buyer we introduce completes a purchase, the buyer's agent pays us a share of their commission. This doesn't cost you anything extra; it comes out of the agent's side of the transaction.

No subscription. No hidden fees. No credit card required. Ever.

When you click "Connect with agent" on any property, you fill in a short form with your name, contact details, budget, and what you're looking for. We pass that introduction to a vetted local agent who specialises in investment properties in that city.

The agent contacts you directly — usually within 1–2 working days. From that point, you deal directly with them. They handle viewings, negotiations, due diligence, and the legal process.

If you decide to purchase, the agent earns their commission from the seller (or from a buyer's agent fee, depending on the agreement). We receive a referral fee from the agent — not from you.

Here's the typical timeline:

Within minutes: You receive a confirmation email from us acknowledging your introduction request.

Within 1–2 working days: The agent contacts you by email or WhatsApp to introduce themselves and arrange a call or viewing.

No pressure: The agent knows you're researching — they won't hard-sell. If the match isn't right, let us know and we'll connect you with an alternative.

We only pass your details to the specific agent for the city you enquired about. We do not share your information with third-party marketing lists.

Yes. Our agent partners are independent local agencies — not a franchise or a national chain. We work with agents who:

✓ Are registered with the relevant Spanish authorities (Agentes de la Propiedad Inmobiliaria or equivalent)
✓ Have English-language capability for international buyers
✓ Have a track record specifically with investment buyers, not just holiday-home sales
✓ Can recommend local solicitors (abogados) and fiscal representatives (gestores) for non-resident buyers

We review our agent relationships periodically and take buyer feedback seriously. If you have a poor experience, please contact us.

Terrasolana currently covers ten cities across Spain: Madrid, Valencia, Málaga, Almería, Alicante, Sevilla, Granada, Zaragoza, Murcia, and Palma de Mallorca. These were selected for their combination of rental yield, international buyer demand, and accessible price points.

Data & Metrics

Our listing data is refreshed weekly from Pisos.com and Idealista. Prices, availability, and photos reflect what was live on those portals at the time of the last refresh.

Individual listings can be withdrawn or reduced between our refresh cycles. Always confirm current availability with the agent before making any plans around a specific property.

City median benchmarks (used for yield estimates and price vs. market comparisons) are updated monthly from public market reports (INE, Tinsa, Idealista market data).

Gross yield is the simplest measure: annual rental income divided by purchase price, before any costs.

Gross Yield = (Monthly Rent × 12) ÷ Purchase Price × 100

Net yield deducts estimated annual costs — property tax (IBI), community fees, insurance, and maintenance — before calculating the return. In Spain, this typically reduces gross yield by 25–35%.

Rental estimates are based on city-level benchmarks calibrated by property size, type, and neighbourhood. They are estimates, not guarantees.

The Opportunity Score (0–100) is our composite investment signal. It combines three factors:

40% — Gross Yield: Higher yield scores higher. Anchored to the city's yield distribution.
35% — Price vs. Market: Properties priced below the city median per m² score higher.
25% — Market Momentum: Price drops and extended days on market signal a motivated seller.

Scores are normalised within each city — a 70 in Madrid and a 70 in Almería both mean top-quartile for that city, even though the absolute yields differ.

Score bands: 70–100 = top pick · 55–69 = good · 40–54 = average · Below 40 = lifestyle buy

Full score methodology

"VS. MARKET" shows how the listing's price per m² compares to the city-wide median price per m² for similar properties.

Negative (e.g. −25%) = below median — the property is priced 25% cheaper per m² than the city average. This is a potential value signal — the property may be underpriced, have negotiating room, or offer strong relative value.

Positive (e.g. +15%) = above median — the property is priced above the city average per m². This can reflect a premium location, renovated condition, or simply overpricing. It doesn't necessarily mean it's a bad buy — but it warrants scrutiny.

Note: this metric compares price per m² to the whole-city median. Micro-neighbourhood premiums are not accounted for. A +20% figure in a genuinely prime barrio may still represent fair value.

Terrasolana's data gives you a strong starting point — yield, price benchmarking, and our Opportunity Score flag the most compelling listings. But no data tool replaces proper due diligence.

Before committing, you should verify:

Physical condition — have a surveyor inspect the property
Legal status — clear title, no outstanding debts or community arrears (nota simple from the Land Registry)
Rental regulations — short-term rental licences are restricted or frozen in parts of Madrid, Valencia, and Málaga
Non-resident tax obligations — Spain levies income tax on rental income and an imputed income tax on empty properties
Transaction costs — budget 10–13% on top of purchase price for ITP/VAT, notary, registry, and legal fees
